MAINTENANCE & MANAGEMENT
Maintenance issues are common. We have experience in dealing with every type of problem and draw on the expertise of our fully certified sub-contractors. We will advise through our experience whether something needs to be replaced or repaired. We will agree everything in advance and get the works conducted through our trusted sub-contractors, all are dealing with us for over two decades. Dealing with issues quickly keeps tenants happy and allows for good relations between everyone.
All rents will be received directly by you. If rents are late, you should advise us immediately and we with then act accordingly.
Good account management is essential, and we will send you all invoices to assist with your end of year tax returns.
RENEWALS & INSPECTIONS
Under the revised Residential Tenancies Act, rents are now capped. We will advise you on what you can seek if you wish to have a rent review and we will undertake that review for you if required. Inspections are conducted during the changeover of tenancies and at your request. Reports are issued which give you a good indication of the condition of your property and will help you factor in future investment.
The security deposit is always held by you, the property owner. Normal wear and tear is subjective and sometimes difficult to assess. Therefore, you require an experienced person who can look after this for you. At the end of the tenancy, we conduct an inspection, and this report will include recommendations regarding the deposit refund.
For our letting and management service we charge 6% of the monthly rental income, payable on collection. The service is comprehensive, incorporating letting, maintenance, account management and lease renewals. Our fee is designed to be competitive and by charging in this manner there are obvious cash flow benefits for the client. Please note our fee is subject to VAT.
